Business Post Article on Artis Upcoming Sales 27.08.2026
Two contrasting commercial properties in south Dublin have been brought to the market by Artis Property Consultants, offering buyers a choice between a vacant retail unit with potential for a wellness use and an income-producing investment with a near-10 per cent net initial yield.
The first, Unit 1 at Tallaght Retail Centre, is being offered with vacant possession at a guide price of €550,000, while 3A Monkstown Farm in Dún Laoghaire is guiding at €475,000.
The Tallaght property is a prominent corner retail unit extending to about 985 square metres (10,603 sq ft), close to The Square Shopping Centre. At the guide price, it equates to about €52 per sq ft.
The property is being sold by digital auction on September 23 at 2pm.
Its largely open-plan accommodation previously secured planning permission for conversion to a spa and recreational facility, including a 602 square metre mezzanine.
That permission has expired, however, and any purchaser seeking a similar use would need to make a fresh planning application. The property is also being marketed as suitable for a variety of alternative uses, so might appeal to
“Given how quickly saunas and other wellness concepts are expanding, we expect that angle to generate interest, although a fresh planning application will be required,” said Bryan Garry, director at Artis.
This unit offers a buyer scale and a possible repositioning opportunity.
The second property is a more conventional investment proposition and provides an existing occupational income stream at a relatively high yield.
3A Monkstown Farm comprises a detached two-storey commercial building extending to approximately 400 sq m (4,306 sq ft), with up to four surface car spaces.
It is let in its entirety to individuals trading as Warriors Gym for €52,000 per annum excluding VAT, on a lease running for four years and nine months from August 1, 2024. The lease includes a personal guarantee and deed of renunciation.
The property is being offered at €475,000, reflecting a net initial yield of 9.95 per cent and a capital value of approximately €110 per sq ft.
It is zoned Objective NC under the Dún Laoghaire-Rathdown County Development Plan 2022-2028, providing for mixed-use neighbourhood centre facilities. The building is currently configured as a gym and kick-boxing studio, with training areas, changing rooms, showers, offices and storage.
Garry described the Monkstown property as “a more straightforward income play”.
“It is producing €52,000 per annum and is being offered at a net initial yield of 9.95 per cent in an established South Dublin location.”
