About

The approximately 4.9-acre site has full planning permission for a senior living and healthcare scheme of approximately 244,000 sq ft, designed by Douglas Wallace Consultants. An Coimisiún Pleanála granted permission on appeal on 10 July 2026 (Dún Laoghaire–Rathdown County Council ref. D25A/0150/WEB, An Coimisiún Pleanála ref. PL06D.500992). The scheme provides 119 assisted-living homes across four residential blocks (A–D) and a 180-bed transitional-care home in a separate five-storey building (Block E). Amenities include landscaped communal grounds, residents’ lounges, a gym, a cinema, dining facilities and a café. All car parking is at surface level.

Expressions of Interest

Expressions of interest are sought from private developers, approved housing bodies, specialist healthcare operators and investment platforms targeting social infrastructure. Potential transaction options may include an outright sale, forward funding, operator proposals or development partnerships.

The Opportunity

The opportunity comes amid pressure on care capacity. A June 2026 BDO/Nursing Homes Ireland survey recorded average occupancy of 94.9% among participating private and voluntary nursing homes for the six months to April 2026. Separately, ESRI research published in June 2025 projects that national short-stay bed capacity requirements, a category including step-down, rehabilitation and transitional care, will rise from 3,745 beds in 2022 to between 6,431 and 7,265 beds by 2040, an increase of approximately 72–94% depending on the scenario modelled.
